The Website is operated by Eagle Cash Buyers LLC (“Eagle Cash Buyers,” “Eagle,” “we,” “us,” or “our”).
Please read these Terms carefully. By accessing or using the Website, you agree to these Terms and acknowledge our Privacy Policy. If you do not agree, do not use the Website.
1. About Eagle Cash Buyers
Eagle Cash Buyers is a real estate investment company. We evaluate residential properties and may offer to purchase property directly. Depending on the property and transaction, we may also work with affiliated entities, local investment partners, service providers, title companies, attorneys, real estate professionals, or other parties involved in evaluating or completing a potential transaction.
Unless we expressly state otherwise in writing, Eagle Cash Buyers is acting as a prospective principal in a real estate transaction and not as your real estate broker, agent, attorney, tax advisor, financial advisor, lender, or fiduciary. You are responsible for deciding whether to obtain independent legal, tax, financial, or real estate advice.
2. Scope of These Terms
These Terms govern use of the Website only. They do not themselves create a listing agreement, agency relationship, purchase agreement, option, assignment, financing commitment, or obligation to buy or sell real estate.
Any actual property transaction must be documented in a separate written agreement signed by the applicable parties. If these Terms conflict with a signed purchase agreement or other transaction-specific agreement, the signed transaction-specific agreement controls with respect to that transaction.
3. Eligibility and Authority
You must be at least 18 years old and legally capable of entering into a binding agreement to use the Website.
If you submit information concerning a property, you represent that you are the property owner, an authorized representative of the owner, or otherwise authorized to provide the information and request communications concerning the property. If you use the Website on behalf of an entity or another person, you represent that you have authority to act on that party’s behalf.
4. Property Inquiries and Information You Provide
When requesting information or submitting a property inquiry, you agree to provide information that is accurate and complete to the best of your knowledge. This may include your name, contact information, property address, ownership information, occupancy, condition, mortgage or lien information, desired timing, and other facts relevant to evaluating the property.
You authorize us to use the information you provide to respond to your request, evaluate the property, communicate with you, verify relevant property information, and determine whether we may be interested in a potential transaction, as described in our Privacy Policy.
You may not submit another person’s private information without authorization or impersonate another person or entity.
5. Property Evaluations, Estimates, and Offers
Information presented through the Website, including automated responses, estimated values, preliminary price ranges, or discussions concerning a possible offer, is for informational purposes only. It is not a binding offer or agreement unless it is included in a written contract signed by the applicable parties.
Our evaluation may depend on information such as property condition, access, occupancy, title, taxes, liens, market conditions, comparable sales, repair needs, transaction costs, and information supplied by you or third parties. We may revise or withdraw a preliminary estimate or proposed offer after receiving additional information.
Submitting an inquiry does not obligate you to sell your property, and it does not obligate Eagle Cash Buyers or any other party to make an offer, enter into an agreement, or complete a transaction.
6. Separate Transaction Agreements
Any proposed purchase, sale, assignment, inspection, access arrangement, closing, occupancy arrangement, or other real estate transaction is subject exclusively to the terms of the applicable signed agreement.
Matters such as purchase price, inspections, assignment rights, access, title requirements, closing costs, closing date, possession, representations, remedies, and contingencies are determined by the signed transaction documents—not by this Website or these Terms.
You should carefully review all transaction documents before signing and consult an independent professional if you have questions about their legal, tax, or financial consequences.
7. Consent to Electronic Communications
When you provide an email address or otherwise request electronic communication, you consent to receive communications responsive to your inquiry by email or other electronic means. You may withdraw consent to nonessential email communications by using an unsubscribe mechanism when provided or by contacting us.
Your use of the Website alone does not constitute consent to receive marketing calls or text messages. Any consent required for a particular communication method will be requested separately where applicable.
8. SMS/Text Messaging Terms

No purchase requirement. Consent to receive text messages is not a condition of selling a property, entering into a transaction, or purchasing any goods or services.
Message frequency. Message frequency varies based on your inquiry and the status of any potential or active transaction.
Carrier charges. Message and data rates may apply. Mobile carriers are not liable for delayed or undelivered messages.
Opting out. Reply STOP to opt out of text messages. You may also revoke consent through any other reasonable method that clearly communicates your request. After an opt-out request, we may send one confirmation message and will stop further messages covered by the request except as permitted by law.

Consent to receive marketing calls is not a condition of entering into a transaction with us. The Website may use chatbots, automated tools, or other interactive features to collect information and provide preliminary responses. These tools are intended to make the inquiry process more convenient; they do not independently make binding decisions or create binding offers.

Only an authorized representative may approve a formal offer, and any binding transaction requires a separate signed written agreement.

To the fullest extent permitted by law, our aggregate liability for claims arising solely from use of the Website will not exceed the greater of $100 or the amount you paid us, if any, specifically to use the Website during the twelve months preceding the event giving rise to the claim.
These limitations do not apply to liability that cannot be limited or excluded under applicable law. They also do not replace or alter the liability provisions contained in any separately signed transaction agreement.
18. Indemnification
To the extent permitted by law, you agree to defend, indemnify, and hold harmless Eagle Cash Buyers and its members, managers, officers, employees, contractors, and agents from third-party claims, liabilities, damages, judgments, and reasonable costs arising from your unlawful misuse of the Website, your material violation of these Terms, or your submission of information that you had no right to provide.
This section does not require you to indemnify any party for that party’s own unlawful conduct, gross negligence, or willful misconduct.
19. Governing Law and Venue
These Terms and disputes arising from use of the Website are governed by the laws of the State of Ohio, without regard to conflict-of-law principles.
Subject to any law requiring a different forum, the state and federal courts located in Franklin County, Ohio will have exclusive jurisdiction over disputes arising from these Terms or use of the Website. You and Eagle Cash Buyers consent to personal jurisdiction and venue in those courts.
This section applies to Website-use disputes. A separately signed real estate agreement may specify different governing law, venue, dispute-resolution procedures, or remedies for the applicable transaction, and that agreement will control.
20. Changes to These Terms
We may update these Terms to reflect changes in the Website, our practices, or applicable law. When we make changes, we will revise the “Last Updated” date at the top of this page.
Changes apply prospectively when posted unless a different effective date is stated. Your continued use of the Website after updated Terms become effective constitutes acceptance of the updated Terms. Material changes to an SMS program will be handled in accordance with applicable consent requirements and will not retroactively expand the scope of your consent.
21. Severability; Waiver; Assignment
If any provision of these Terms is held invalid or unenforceable, that provision will be enforced to the maximum extent permitted, and the remaining provisions will remain in effect.
Our failure to enforce a provision is not a waiver of that provision. You may not assign your rights or obligations under these Terms without our written consent. We may assign these Terms in connection with a merger, reorganization, asset transfer, or transfer of the Website or our business, subject to applicable law.
