Butler Homeowners We Help

Owners sell for cash for many reasons, including fire damage, a rental with tenants, or repairs they would rather not take on. Each case turns on its own details. What the Numbers Actually Look Like - Cash Sale vs. Listing vs. Instant-Offer Programs

Sellers in Butler are right to ask about the net rather than the headline offer price. On a typical listing, agent commission, closing costs, the New Jersey Realty Transfer Fee and repairs can all come out before you see a dollar. Here is how the three paths compare.

Cost or FactorEagle Cash Buyers (Cash Sale)Traditional Listing (Agent)Instant-Offer Program (iBuyer)
Agent CommissionNone - $0Negotiable, not fixed. For illustration only, a typical 5% to 6% commission on a $566,400 sale is about $28,300 to $34,000Usually none, though a service fee often applies
Repairs Before SaleNone - we buy as-isOften paid by you before listing, or given back in price, and buyers' inspections often ask for moreOften deductions for repairs after the inspection
New Jersey Realty Transfer FeePaid by the seller, in tiers that rise with the price. Your share is paid from your proceeds, as set out in the purchase agreement and shown on your settlement statementThe same tax appliesThe same tax applies
Seller Closing CostsWe pay the closing costs, except your share of any transfer tax. Your mortgage payoff, any liens and prorated property taxes are paid from the sale proceeds.Title, recording and closing fees, plus prorations; amounts vary by contractA service fee set by each platform
Days to CloseMost close in 21 to 42 days, or later if you need more time; you pick the dateWeeks on the market, then weeks more to close, and a financed buyer's loan can still fall throughSet by each platform, and instant-offer programs buy only in some areas
Showings and InspectionsNo public showings. Walkthroughs and any reinspection are as set out in the agreementMultiple showings, buyer inspection, possible renegotiation after inspectionUsually a company inspection, often with repair deductions
Financing Contingency RiskNo buyer mortgage contingency. Other contract terms still applyBuyer financing can fall through weeks into the processLow risk, but platform rules apply
Condition RequiredWe buy as-is - no updates neededBuyers and agents expect move-in or near-move-in condition for top dollarVaries - iBuyers often exclude significant distress

Your actual net depends on your loan payoff, prorations and contract terms. We walk through it with you before you sign anything. Instant-offer terms vary by company and change often.

Skip the listing process. Close on your schedule, in Butler, with no agent commission and the closing costs covered, apart from your share of any transfer tax.

An Example From a Real Call

One couple who contacted us had a house that burned and was declared a total loss by their insurer. They had a demolition bid in hand and wanted a cash offer to compare the two paths side by side. Our acquisition manager explained how a direct sale to us works, that we run our own title search, and that the preliminary figure was only a range, and he left the door open for them to decide in their own time.

Butler's continued certificate of occupancy, explained

Butler has its own paperwork for a house sale. The borough's residential CCO application form, which we read on 16 October 2026, says a Continued Certificate of Occupancy is required under Borough Ordinance Chapter 143-177.

The form lists a fee of $200 per residential unit, says payment can be made by cash, check or online, and asks for the date of closing and the contact details of both attorneys. It also says the borough does not accept credit cards.

The form says all structures and yard areas must meet the borough's Property Maintenance Ordinance, that the house number must be clearly visible, and that pools and hot tubs need proper fencing and permits. If a pool or hot tub has no permits, the form says the CCO will not be issued until they are obtained and inspections pass.

The form also covers smoke and carbon monoxide alarm rules, with a $25 re-inspection fee for each failed alarm inspection. At Eagle, we ask to see any borough notice early and can usually line the closing date up with the inspection. Fees and rules change, so check with the borough at One Ace Road. The form asks for at least 7 full business days' notice to book the inspection.

Three Steps, From First Call to Closing

Sellers ask whether a cash sale is complicated. Usually it is not: we work with New Jersey attorneys and title companies who coordinate the paperwork, and you sign in person or remotely, as the closing attorney or title company arranges. Here is how it runs.

1

Tell Us About Your Property

Call us at (833) 330-1625 or fill out the form on this page. We ask a few basic questions: the address, the condition and your situation. No obligation, no hard pitch. Tell us what you know about the roof, plumbing, foundation and any past damage. See how our closing process works, start to finish.

2

Receive Your Cash Offer Within One Business Day

We look at the property, recent comparable sales in Butler, and the repair costs, which we take off the price rather than asking you to do the work. You get a written cash offer with no agent commission. It shows the price, the contingencies and your estimated net before you sign. To weigh it against a traditional sale, our New Jersey page sets out what a listing costs.

3

Pick Your Closing Date and Get Paid

Once you accept, we open title with the closing attorney or title company, who handles the title search, the loan payoff and the closing paperwork. The New Jersey Realty Transfer Fee and every other cost are shown on your settlement statement before closing. Most sales close in 21 to 42 days, depending on when the title work clears, or later if you need more time; you pick the date. Anything that could change the price after we agree is written into the agreement, so you can see it before you sign.

Butler Housing Market - What the Numbers Say

Zillow's Home Value Index puts the typical Butler home at $566,400 in August 2026, up 4.6% from a year earlier.

$566,400
Typical Home Value (Zillow Home Value Index, August 2026)
+4.6%
Year-Over-Year, Zillow Home Value Index, August 2026

Treat that as a borough-wide average rather than a price for your house. Size, updates and condition move any single property above or below it. Zillow publishes the data at https://www.zillow.com/research/data/, and the series is mid-tier, smoothed and seasonally adjusted.

At values like these, a listing's commission and repair costs can add up quickly, and a damaged house may not qualify for a buyer's loan at all. A direct sale gives up some of the headline price in exchange for fewer steps and a closing date you choose. Send the address and compare our offer with what a listing would net.

How to Check Out Any Cash Buyer in Butler

These questions apply to us too. Any buyer should answer them plainly.

  1. Ask for proof of funds. A real buyer can show a bank letter or statement quickly. Ask us the same question. If we assign the contract, ask the closing buyer for theirs too.
  2. Ask whether they intend to assign the contract. Our answer: Eagle may purchase the property itself or, if the purchase agreement permits, assign its contractual rights to another investor or purchasing entity. Any assignment right is stated in the agreement before you sign. Assignment itself is not the problem. What matters is whether the right to assign is disclosed, whether the buyer stays accountable under the agreement, and whether the closing structure and deadlines are clear before you sign. Ask any buyer to put those terms in writing.
  3. Never pay anything up front. No application fee, no inspection fee, no processing fee. If money is moving from you to the buyer before closing, stop.
  4. Look the company up. Search the buyer's name in the business registry of the state where it was formed, and check that it is active. Eagle Cash Buyers, LLC is registered in Ohio.
  5. Get the whole offer in writing before you sign, including who pays closing costs and what happens if the buyer walks.

Butler seller questions

What Butler owners usually ask about the CCO, repairs and fire damage

Direct answers on offers, the borough certificate, fire damage and closing. Where the answer depends on your situation, we say so.

Who pays closing costs when I sell my Butler house to you?

We pay the closing costs on a sale to us, except your share of any transfer tax, and the purchase agreement sets this out. Eagle does not charge you an agent commission on a direct sale to us. Your mortgage payoff and any liens, delinquent taxes, HOA or association balances, agreed prorations and other seller obligations are deducted from your proceeds when applicable. The closing professional provides a settlement statement showing the charges and credits before closing. Transfer, deed, conveyance or similar taxes vary by state and locality. For a sale in Butler: paid by the seller, in tiers that rise with the price, subject to the purchase agreement.

Do I still have to make disclosures if I sell my Butler house as-is?

Selling a property as-is does not automatically eliminate disclosure obligations under applicable federal, state or local law. Tell us what you know about the roof, plumbing, electrical system, foundation, environmental conditions and any past damage or repairs so we can evaluate the property accurately and address known issues in writing before you sign. A real estate attorney licensed in New Jersey can confirm which disclosures apply.

Can I sell my Butler house with a lien or back taxes on it?

Often, yes. Delinquent property taxes and many recorded liens can be paid from the sale proceeds at closing, provided there is enough equity and the required payoff or release can be obtained. The title search or other closing review will identify items that must be paid, released or otherwise resolved. A disputed lien, an unavailable payoff or debts exceeding the available proceeds can delay or prevent closing unless the issue is resolved or the creditor agrees to another arrangement. Tell us what you know upfront so the closing professional can investigate it early.

Do I have to go through probate before I can sell an inherited house in Butler?

It depends on how title was held and New Jersey law. Property held in the deceased owner's name alone may require probate or another estate procedure before anyone has authority to sign a deed. Property held in a trust or with survivorship rights may pass outside probate. A probate or estate attorney licensed in New Jersey should confirm who has authority and which procedure applies. We can evaluate the property and make an offer while that is being established, but we cannot close until someone has legal authority to sign.

Can selling my Butler house to you stop a foreclosure?

A sale may help avoid a foreclosure sale if it closes in time and the proceeds are enough to satisfy the required payoff, or if the lender gives written approval to accept less. In New Jersey, a foreclosure generally goes through the court. We cannot promise to stop or postpone a foreclosure; that depends on the lender or servicer, the court, the timing and whether the transaction closes. Contact us as early as possible and bring every notice you have so we can tell you whether our expected timeline appears workable. A HUD-approved housing counselor or an attorney licensed in New Jersey can explain your legal options and deadlines. At Eagle, we can help only if there are at least 3 weeks before the auction date and you can send paperwork quickly and help the title company close fast. Our New Jersey page explains how the foreclosure process generally works in the state.

Will Eagle Cash Buyers buy my house itself, or assign the contract?

Eagle may purchase the property itself or, if the purchase agreement permits, assign its contractual rights to another investor or purchasing entity. Any assignment right is stated in the agreement before you sign. The agreement also states the price, closing date or timeline, contingencies and other material terms. The closing is handled by the title company, escrow holder, settlement agent or closing attorney used for the transaction.

Do you buy mobile homes in Butler?

We buy mobile homes only when they are sold together with the land they sit on. Mention who owns the land and we can respond on whether an offer fits.

What is Butler's continued certificate of occupancy?

The borough's residential CCO form says a Continued Certificate of Occupancy is required under Chapter 143-177, and lists a fee of $200 per residential unit. We can usually plan our closing around the inspection. Confirm current steps and fees with the borough.

Do pools and hot tubs matter for the Butler CCO?

According to the borough's form, pools and hot tubs need proper fencing and permits, and a CCO will not be issued if permits are missing until they are obtained and inspections pass. Tell us about any pool or hot tub so we can include it in our review.

Is Sell My House Fast a legitimate company?

Eagle Cash Buyers is BBB accredited and has 4.5 stars from 40 Google reviews. We buy houses in 43 states. Ask any buyer for a written offer, and check reviews and licensing claims before you sign.

What is the best cash offer company to sell your house to?

The best one for you is the buyer whose written offer nets you the most with the timing you need. Compare at least two offers, ask whether the company buys directly or may assign the contract, and read the reviews. At Eagle, any assignment is disclosed in the agreement.

What is the hardest month to sell a house?

We do not have reliable Butler data on that, and it changes year to year. A listing depends on buyers and their loans. A direct sale does not wait for a buyer's financing, so the month matters less.

Is selling your house for cash a good idea?

Sometimes. It fits when speed, heavy repairs or fire damage matter more than top dollar. A listing could return more, but with higher costs and a longer wait. Set the cash offer against your likely net after commission, repairs and carrying costs.

Should I demolish a burned house or sell it as it stands?

Many owners get a demolition quote and a cash offer and compare them. Selling with the structure on it avoids paying for demolition yourself, but the offer reflects the cost of dealing with it. We can give you an offer to set beside your other quote. Your insurance carrier can explain your policy.

What not to say when selling a house?

Be accurate about the house's condition, any fire or water damage, and any liens or tenants, because disclosure rules may apply and surprises can cost you. Do not agree to anything before you have a written offer, and ask an attorney about legal questions.

Can I sell a Butler house with tenants in it?

Frequently, yes. The lease and the tenants' cooperation set the pace. Send the rent, the lease end date, and whether we may do a walk-through.

Do I need to repair the house before the borough inspection?

That turns on what the borough's inspection finds and what the contract says about who handles it. Repairs are not a condition of our offer, since we can buy a house in any condition when the numbers work. Ask the borough for the current requirements.

I live out of state. Can I still sell my Butler house?

Often. Paperwork can travel by mail or on a screen, and some owners would rather sit down at an office near home. Depending on the state, the closing provider is a licensed title or escrow company, or a closing attorney. A short call will show which route suits you.

Is Eagle Cash Buyers based in Butler?

No. We serve sellers in 43 states, mainly by phone and online, and there is no Eagle office in Butler. If we are able to make an offer, expect it in writing within one business day, usually.

What happens after I send my Butler address?

We read the address and your notes, then let you know whether an offer is possible. Accept, and a closing provider handles paperwork and funds. Most sales close in 21 to 42 days, or later if you need more time.

Eagle Cash Buyers is not a law firm, title company or tax advisor. This information is general and is not legal, title or tax advice. Laws, procedures and transaction costs vary by state and locality, and the purchase agreement and closing documents control each transaction.
